Cleaning is billed in more ways than almost any other service: per hour, per visit, per square foot, per room, or on a recurring plan with add-ons layered on top. That flexibility is good for the business and terrible for invoices, because two visits to the same house can produce very different totals. The invoice has to explain the difference without the client asking.

A worked example

A one-off deep clean on a three-bedroom house before a tenancy started:

  • Deep clean, 3 bed / 2 bath: $220.00
  • Interior oven clean: $45.00
  • Refrigerator, interior: $35.00
  • Interior windows, 8: $60.00
  • Visit date: 12 August · property: 14 Ashford Road
  • Subtotal $360.00 · tax as applicable · due on completion

Every add-on is priced on its own line. When the same client later books a standard clean at $140, the difference explains itself and nobody has to have an awkward conversation about why the last one was more.

What causes billing friction in cleaning

  • Add-ons bundled into one price. The client cannot see what they paid extra for, so they assume the base rate went up.
  • No visit date on recurring work. With weekly cleans, an invoice without the date is impossible to match against a calendar.
  • Plan discount applied silently. Show it as a line. A client who never sees the discount does not know the plan is saving them anything.
  • Cancellation or lockout fees with no reference. If you charge for a visit you could not complete, note the date and reason on the invoice.

Should a cleaning invoice be per hour or per visit?

Both are common, and either is fine as long as the invoice states which one applied. Flat per-visit pricing is easier for recurring clients to budget around; hourly suits one-off deep cleans where the scope is hard to predict. What causes disputes is switching between them without saying so.

How do I show add-ons like oven or window cleaning?

Give each add-on its own line with its own price. Bundling them into a single total makes a deep clean look arbitrarily more expensive than a standard one, which is the most common reason cleaning invoices get questioned.

Can I invoice a recurring client monthly instead of per visit?

Yes, and many cleaners do. List each visit date as a separate line within the month so the client can see exactly which cleans they are paying for, then total at the bottom with any plan discount shown separately.
